APPLICATION
1. How do I get more information or schedule a viewing about a rental property that I saw on your website, advertisement in the newspaper or other internet site?

2. What are your qualifications to rent?
We require a good rental reference from your landlord. Previous homeowners require a good mortgage payment history. In most cases we prefer your gross monthly income three times the actual rent and a credit score of 620 or above. We do accept Co-Signers or Guarantor on many of our properties. For applicants requiring Section 8 or may have poor credit, we will be considered on a case-by-case situation depending upon each property.
3. Do you allow pets?
Each available property is different on whether pets are allowed. Pets may be allowed on some properties with an additional pet deposit and simply some properties do not allow pets at all. Depending upon what type of pet and how many pets, a typical pet deposit may range from $250 to $500 per pet.
4. How much is the security deposit?
Most available properties require a minimum security deposit equal to a month’s rent.
5. How do I get an application or apply?
If you didn’t receive an application during the showing of the property, we can fax or email you an application. Or simply complete or download our application from our website under "APPLICATION."
6. Is there an application fee?
Yes, the application fee is $20 per person submitted at the time of application.
7. How long is the application process?
The application process takes approximately 1 to 5 business days. The time frame depends upon the number of applications we received, the response time to our verification requests and timely submission of documents from the applicant therefore; approval dates may vary.
8. How can I improve my chances in being approved?
There are several ways to help approve your application. First, fully complete the application. Second, provide documentation to assist in processing your application. This documentation may include pay stubs, recent bank statements, W-2 and reference letter from your current landlord. And if applicable, improve your chances with a completed application from a co-signer or guarantor. Plus any papers showing income from social security, child support, alimony or disability.
9. What happens once I am approved?
After being notified that you have been approved for the property, you will be required within 24 hours to submit the security deposit to our office and sign a “Holding Deposit” form as well. Partial security deposit payments are not accepted. A few days thereafter, your new Lease Agreement will be ready for you to come in and sign. From there we will coordinate with you the details of your move-in date, utilities, procedures, house policies and first month’s rent.
10. Is my approval good for other properties also?
Yes! Once you have been approved by our office, often you may select from other available properties we have. Your approval is good for up to 90 Days!
11. How long is the Lease?
Most properties require a six month or one year lease. After which you may continue to rent on a monthly basis or sign another lease upon mutual agreement with the owner.
12. Is the owner planning to sell the property that I’m interested in?
Some properties may have been for sale previously but they are NOT for sale once you have been approved you for the property, remit your security deposit and we have notified the property owner.
